This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

The school house bed and breakfast was originally the headmaster dwelling of the old primary school.

It was originally built in 1876.

We have extensively restored and renovated the property to a five bedroom, eco friendly bed and breakfast.

We offer quality and comfort in a tranquil environment.

Toilets – IMPORTANT INFORMATION

All of the toilets are fed by rain water harvesting, the water may not always look crystal clear – this is normal.

All of the toilet waste goes to our bio-digestive sewerage tank.

Please DO NOT put anything down the toilets apart from toilet paper as it may be harmful to our eco system in the bio-digestive sewerage system.

Please use the bins provided for anything apart from toilet paper.

 

Pre-Arrival 

The nearest bus stop is in Pencader village approx. 1/4 mile.

The nearest railway station is Carmarthen approx. 12 miles.

There are several local taxi companies; we can make bookings for you, if required.

Car Parking and Arrival

Please advise us of your anticipated time of arrival, if you arrive after 8pm, your keys will be in the      key storage box, located by the front entrance of the B & B. The key code will be emailed to you.

We have free on-site parking available in the school yard.

The school yard has designated parking bays.

The surface is permeable paving.

 

Welcome Area

Concrete path leading to front entrance.

The entrance is the front door of the school house B & B.

There is a door bell located to the left hand side of the front door to the B & B.

If no answer please ring mobile 07748 594 599 as we may be elsewhere on site.

Entrance hall has original stone flagstones, which leads into the dining room.

The B & B is eco friendly; all of the rooms have under floor heating, the toilets water is from rain water harvesting, the heating and hot water is provided by a biomass pellet boiler and intelligent thermal store.

We have a log fire located in the dining room and solar photovoltaic panels on the roof which produce electricity.

We have free Wi-Fi throughout the property – code pecs2015

We have free on-site parking in the school yard.

 

Bedrooms

We have five bedrooms, two on the ground floor and three on the first floor, accessible by a staircase.

All bedrooms have en-suite facilities.

Ground floor bedrooms & en-suites (rooms 1 & 2) have vintage floor tiles.

First floor bedrooms (3, 4 & 5) have carpeted floors, en-suites have vinyl

The stairs is fully carpeted.

 

En-suites

All en-suites have power showers with sliding doors, dual flush toilets, and wash hand basins with lever mono taps, illuminated mirrors with shaver sockets, fan, toiletries & a bin.

To turn the lights on the illuminated mirrors, please wave your hand either underneath the mirror or to the side.

 

Garden

We have a pretty garden, which guests have access to.

There is a path leading to the garden, the path is constructed of permeable paving – in areas this might be uneven.

There is an 11th century original well in the garden.

We have a patio area with table and chairs.

A lawned area, flowers and fruit trees.

To gain access to the garden, please go through the door in the breakfast room (next to room 1), this will lead you into the disabled toilet – wash hand area, directly in front of you will be an external door, please proceed through this door onto the terraced area which has table and chairs.

Public Toilet

We have an additional public accessible toilet available for guests.

This toilet is fed by rain water harvesting.

The toilet waste goes to our bio-digestive sewerage tank.

Please DO NOT put anything down the toilet apart from toilet paper as it may be harmful to our eco system in the bio-digestive sewerage system.

The disabled toilet is located through the door, just off the dining room.

The door is next to bedroom 1’s door.

It is well lit with bright lighting.

There is an emergency toggle within the toilet area.

The floor is tiled.

Public Areas – Breakfast Room

The breakfast room is located on the ground floor, just off the entrance hallway.

The flooring is flagstones.

We can cater for all dietary requirements with prior arrangement.

All dining room furniture is movable.

There is a log fire in the dining room.

Our breakfast ingredients are sourced locally.

Public Areas – Hall, Stairs, Landing & Corridors

Fire emergency panic alarms are located on the first floor landing, ground floor hallway & dining room.

There is Led lighting throughout the property.

The stairs is fully carpeted with a handrail on one side.

Additional Information & Safety

We have a class 1 emergency lighting and fire alarm system.

There are clearly marked fire exits.

All of our rooms have fire doors, smoke alarms & fire escape windows.

Fire emergency panic alarms are located on the first floor landing, ground floor hallway & dining room.

There are co2 & water fire extinguishers located in the hallway.

The school house B & B is a non-smoking building; however we do have a designated smoking point, which is outside by the double wooden gates.

The B & B is attached to our renewable eco centre which displays sustainable, renewable technologies, which guests are welcome to visit, although prior notice must be given.

Fire Alarm

We have a class 1 emergency lighting and fire alarm system.

In the event of the fire alarm sounding, please immediately leave the building and go to the fire assembly point which is off the property, through the gates and onto the lane at the front of the property.

Co2 & water fire extinguishers are located in the entrance hallway of the B & B

Check out by 10.30am £20 surcharge for late check out

Check In 4.00pm to 8.00pm

We do accept guests after 8.00pm.

Keys will be left in the key storage box.
